You're ready to sell! Now what?

You want to sell your home as quickly as possible and for the best possible price. To do that we need to build a complete profile on your home so that it comes up in as many searches as it can. The more potential buyers looking at your home, the greater opportunity for you to meet your goals.

Mandatory to move forward

The first things you will need are complete names, contact information, and social security numbers for all sellers involved. Selling a home involves binding contracts and we want to be sure the correct parties are named.

If you live in a community that has a homeowners association (HOA) I will need that information as well. The HOA company name, phone number, the amount due, and what period it is due (monthly, quarterly, yearly) are all important for potential buyers to know.

Mortgage info for your net sheet

Next, if there is still a mortgage on the home we will need the name, contact number, and loan number from the mortgage company. This is also a great opportunity to see what your estimated payoff amount will be. With this information, I can create an estimated net sheet that will show you how much money you may walk away with after the sale.

Not required but nice to have

Another piece of information that isn’t required but is a nice touch would be utility info. Include the names of your service providers and the high, low and average bill amounts over the course of the year. These can include water, electric, sewer, trash, and internet or cable providers.

Don't get locked out!

You will also want to make sure you have spare keys ready. A new key may help out, so we aren’t borrowing someone’s copy and risk leaving them stuck outside. Many retailers have kiosks where you can have a new one made in just a few minutes.

If you have a copy of your survey be sure to include that with your documents. If you don’t have a copy, worry not. We can work it in at a later time.
